A Gas Safety Certificate — officially called a Gas Safety Record or CP12 — is a legal document confirming that all gas appliances and flues in a property have been inspected by a Gas Safe registered engineer and found to be safe. CP12 is the form number used on the certificate. Landlords must obtain one annually for every rental property that has gas.

Yes. Under the Gas Safety (Installation and Use) Regulations 1998, all landlords in England, Wales and Scotland must arrange an annual gas safety check by a Gas Safe registered engineer and provide tenants with a copy of the certificate within 28 days of the inspection.
